UK Property Logbook Providers & the RLBA: The 2026 Landscape

The short version: The UK already has an organised property-logbook industry, coordinated by the Residential Logbook Association (RLBA) — the MHCLG-supported trade body whose data standard, the Core Logbook Specification, was agreed with government in 2020. The Residential Logbook Association (RLBA)

The RLBA describes itself as the MHCLG-supported trade association and self-regulatory body for companies providing digital logbooks for the UK residential property market. It maintains the Core Logbook Specification — a data standard agreed with government in 2020 and updated since — and runs a National Register of Logbooks, so a logbook created by one provider can be recognised by others. It is chaired by Nigel Walley (Chimni), with Sally Holdway (Homeowners Passport) leading sale-and-purchase work.

In June 2026 the RLBA began a 12-month proof-of-concept trial with HM Land Registry, giving homeowners secure access to their own title data through registered logbook providers — an early sign of how logbooks may connect to official property data.

The main providers

RLBA members and known providers in the UK market include:

  • Chimni — one of the longest-established UK logbook providers; its founder chairs the RLBA.
  • Homeowners Passport — focused on the sale-and-purchase journey.
  • Pip and other RLBA members offering homeowner logbook products.

Adoption figures circulated in the trade press (for example a frequently quoted “half a million logbooks”) appear to be self-reported by the industry and should be treated with caution.

Logbook vs sales pack — what’s the difference?

A property logbook is a lifetime, homeowner-owned record of a property that travels with the home. A sales pack is the upfront bundle of information a seller provides at the point of listing for a specific transaction. The 2026 reforms use both: the pack speeds up the current sale; the logbook keeps the information current for the next one.

What to look for in a property logbook

If you are choosing a provider, look for RLBA registration and Core Logbook Specification compliance (so your data is portable), clear ownership of your data, and the ability to export or move your logbook between providers.
